There are a number of steps required to ensure a high-quality exterior paint job for your home. Power washing
All buildings have dirt, mold, algae, and/or cobwebs that must be removed before products can be applied. Power washing is one of the most important steps in preparing the home for exterior painting and is critical to making sure the paint adheres properly. Our skilled professionals treat your home with a dilute bleach and water solution, or TSP, to kill mold and mildew. We wash with the right cleaners and nozzles for the job at hand and then give the necessary time to properly dry the surfaces. Southern Painting will never wash and paint on the same day.
Scraping and minor wood repairs
Loose paint must be removed after the high-pressure wash so that the paint adheres properly and lasts longer. We do this the old-fashioned way, hand scraping with knives and wire brushes to remove any peeling, bubbly, or loose paint. This ensures a smooth and dense surface for painting. Loose boards are nailed down and our experienced crew can do most of the repairs. At Southern Painting, we’ll always clean up the mess when we’re done!
Primer
After completing the prep, your home will have a dense and clean surface ready to be primed. Our painting companies treat all exposed surfaces with high-quality adhesive primers, which seal the surface and provide a solid basis for the correct adhesion of the new topcoat products. Raw wood, metal surfaces, water stains, rust, and new carpentry are primed. Plywood surfaces are primed with a special primer that bridges most of the weather cracks typical of this material. Under certain conditions, essentially new or weathered woods, our painters can recommend a full primer.
Caulking and Glaze
We caulk seams, joints, cracks, nail holes, and larger wood connections. Any loose glazing is removed and replaced to ensure a tight seal and reduce air leaks and moisture entry points in vulnerable areas. We use siliconized latex waterproofing on all exterior entrances, structural joints, and wooden windows.
Paint or Stain
Color swatches are recommended to make sure you like the colors in your home. Our Managers have fan decks for you to peruse. Frank’s Painting and Remodeling only uses first-class colors and stains from Sherwin-Williams®, Benjamin Moore®, and PPG Pittsburgh Paints®. Note, however, that the colors displayed on your computer screen are almost certainly different from the actual colors. Any color change permits required by homeowners’ associations are the responsibility of the homeowner.
